Tampines Plaza 1 & 2 is an approximately 20 year old commercial development located within a growing residential and commercial hub on the far eastern side of Singapore.

The Client, as the property owner, recognized the necessity of implementing an asset enhancement initiative to revitalize and elevate the communal areas and amenities within the building.

The main aim was to deliver a modernized user experience, rectifying specific inadequacies from the initial design to better cater to the needs of both tenants and visitors.

MU Architects' approach to the design of the new lobbies was straightforward and focused: aiming to create a bright, welcoming, and modern environment for the building's occupants. Within the initial courtyard, prominently positioned was a substantial waterfall that not only added aesthetic value but also presented notable upkeep expenses along with operational challenges that needed to be addressed proactively.


MU Architects presented an innovative concept featuring a captivating and fluid curved facade panelling to replace the previous waterfall structure. This modern facade is designed to frame the main atrium, creating a striking visual separation between Tampines Plaza 1 and 2. Embodying a contemporary style, the new facade acts as a defining element in the development's architectural aesthetics, offering a welcoming sight for all visitors to the complex.

Part of the upgrading was the interior design of the existing Basement Drop Off area. MU Architects amended the area to widen the space and introduced a warmer and more inviting aesthetic.

The AEI also included other areas like Landscaping, Signage, Wayfinding and minor renovation works to the common lift lobbies.

Feature Wall: MU Architects designed a Stainless Steel Facade panelling that is faceted and modular.  These panels curve along the existing courtyard wall to create a visually interesting facade.

Facade Detail: The panels are modular and are faceted in a similar manner but arrayed in a different angle. These facade panels come in 3 different Stainless steel finishes: Polished, Satin and Hairline.

Basement Drop Off leads directly into the main stairway of the sunken courtyard which that leads  visitors up directly into the Main Atrium and public space that lies between both Tampines Plaza 1 & 2.

Basement Drop Off and Waiting Area: Light timber hues and pale granite textures are accented and contrasted with strong black metallic finishes. Soft lighting provides the finishing touch for a warm, inviting and contemporary drop off space that is heavily utilised on a daily basis.

Lobby: Each building is assessed via its Lobby. Both Lobbies are identical in plan and proposed design. Lobby floorings are covered with an exquisite slab cut Tundra Grey marble.

Lobby: The centrepiece of the lobby is  a 6.4 m long slab cut book matched marble cladded reception counter. The countertop is finished in a satin finish black stainless steel and the building’s tenant directory is thoughtfully integrated into the design.

Portions of the lift lobbies are now cladded in a softly textured white full height large format wall tile. The new tiles contrast and complement with the development’s existing granite wall claddings. Ceiling amenities like fire protection, ACMV and lightings are cleanly integrated into the interior design.
